Terms & Conditions

MONTHLY RENTAL LEASE AGREEMENT

MONTHLY RENT: PRIOR TO OCCUPANCY, THE FOLLOWING FUNDS ARE REQUIRED:

ONE MONTHS RENT PAID IN ADVANCE

$250.00 DEPOSIT, WHICH WILL BE USED TOWARD THE LAST MONTHS RENT IF NO DAMAGE TO
PROPERTY HAS OCCURRED.

1.      I AGREE TO KEEP THE RENTED SPACE IN THE SAME OF BETTER CONDITION AS WHEN
RENTED TO ME. NORMAL WEAR AND TEAR IS ACCEPTED.

2.       I AGREE TO ABIDE BY ALL THE PREVIOUSLY SIGNED AGREEMENTS AS A CONDITION OF

MY RESIDENCY AT THE HARTMAN HOUSE.

3.       RENT IS PAID IN ADVANCE.

4.       RENT IS PAID ON A MONTHLY BASIS.

5.       FAILURE TO MAINTAIN THE RENTAL AGREEMENT IS GROUNDS FOR DISMISSAL.

6.       I UNDERSTAND THAT NO PORTION OF THE CURRENT MONTHLY RENT WILL BE RETURNED
IF I LEAVE, OR AM ASKED TO LEAVE.

THE $250.00 SECURITY DEPOSIT WILL BE APPLIED TO THE LAST MONTHS RENT IF:

YOU HAVE COMPLETED YOUR COMMITMENT OF 181 DAYS.
YOU HAVE DONE NO DAMAGE TO ANYONE'S PROPERTY.

YOU HAVE GIVEN A FULL 14 DAY NOTICE OF YOUR INTENT TO MOVE.
YOU HAVE REMAINED DRUG AND ALCOHOL FREE DURING YOUR STAY.

YOU HAVE NOT BEEN ASKED TO LEAVE (EVEN IF 6 MONTH COMMITMENT HAS BEEN
MET).

YOU HAVE RETURNED ALL KEYS AND NOT REMOVED ANY PROPERTY BELONGING TO
THE HARTMAN HOUSE, IE: SHEETS, TOWELS, BEDSPREAD, ETC.

NO PORTION OF THE SECURITY DEPOSIT WILL BE APPLIED TO RENT IF YOU DO NOT STAY FOR 181
DAYS, HAVE USED DRUGS OR ALCOHOL, OR DISPLAYED BEHAVIOR WHICH IS DEEMED HARMFUL
TO THE REPUTATION AND BEST INTEREST OF THE HARTMAN HOUSE OR ITS RESIDENTS.

I HAVE READ AND UNDERSTAND THE RENTAL AGREEMENT

 

RULES FOR RESIDENCY

1.      The use or possession of alcohol or drugs is not allowed on or off the property.

Use will result in immediate expulsion from the property.

2.      Violence, expressed or implied, yelling, verbal threats or physical acting out will
not be tolerated.

3.      Gambling in any form is not permitted on The Hartman House of Delray Beach
property.

4.      Each person is responsible for the cleanliness of their room and the overall
cleanliness of the House.

5.      Visitors to tenants must be approved by staff and absolutely no visitors are ever
permitted in the bed rooms.

6.      You must notify the staff, upon interview, of all prescribed medications you are
taking.

7.      Abuse of any mind-altering drugs (prescribed or over the counter) will result in
immediate expulsion from the property.

8.      Sexually acting out with anyone on The Hartman House of Delray Beach property
will not be tolerated. No pornography, including magazines, is allowed
.

9.      Repairing or washing your vehicle on The Hartman House of Delray Beach
property or on neighborhood streets is not allowed
.

10.  Curfew is 11:00 pm, Sunday through Thursday; 1:00 a.m. Friday and Saturday;
this is strictly enforced.

11.  During your first 90 days at The Hartman House of Delray Beach, you must
attend a minimum of five meetings per week
. ALL MEETINGS ARE PRAYER
TO PRAYER OR NOT CONSIDERED A MEETING.

12.  It is mandatory that you attend a Weekly Relapse Prevention Meeting at 6:00
P.M. on Tuesday for the first 60 days of residency.


13. No bicycles are allowed in the house.

14.  Random drug testing is mandatory and the cost is the financial responsibility of
each tenant

15. No negative contracts. This is cause for immediate expulsion from the property.

16. No dirty dishes in the sink. Wash them immediately.

17.  FOOD: Do not eat any food that you did not pay for! Put your name on your
food so there will be no mistakes. Do not assume that you won't bother someone
- it will. If you have any doubts - ask first! Borrowing without permission is
considered stealing and is grounds for immediate dismissal.

18. No lending or borrowing money or vehicles within The Hartman House
community.

19.  Rooms, personal property, and person may be randomly searched for drugs and
alcohol by Staff.

20.  Everyone must be dressed and beds made no later than 9:00 am. Monday through
Friday and must be off the property by 9:30 a.m.

21.  Anyone showing a difference in treatment or favor, or showing hatred or dislike
toward any group, race, religion, etc. will be expelled.

22.  While residing at The Hartman House the following are off limits Hookah bar,
Cava bar, strip clubs.

23. Every Sunday is mandatory general cleanup to be done no later than 3:00 pm  

Any infraction of the rules, with the exception of those stating expulsion, will be
addressed on an individual basis according to the severity and frequency of such

Deposit:

A deposit is necessary in order to reserve a space. The Deposit is refundable upon the completion of the terms of the Residential Lease, subject to any necessary cleaning charges and/or outstanding debts/balances. The deposit is refundable solely at the discretion of Hartman Group Properties, LLC. Houses 1-9 deposit is equal to $250.00, Graduate House Suite 1 deposit is equal to $2,000.00, and Graduate House Suite 2 deposit is equal to $2,400.00.

Additional Rent:

All payments are applied first to any outstanding balances and then to any current amounts due. Rent is due on a monthly basis from the date you entered the Hartman House. There are no partial refunds available for individuals leaving before the end of the rental month and/or prior to the full term of the rental agreement.

Client Funds:

The Client Funds Account is an additional service that The Hartman House provides for our residents. All Payments for the Client Funds Account are subject to an Administrative fee, which will be charged in addition to the amounts to be allocated to the individual client's cash account. Any credits will be refunded upon the completion of the terms of the Residential Lease, subject to any necessary cleaning charges and/or outstanding rent balances.

Partial Refunds:

There are no partial refunds available for individuals leaving before the end of the rental week and/or prior to the full term of the resident lease agreement. If a resident leaves our facility of their own decision all monies paid to The Hartman House will be forfeited. If a resident breaks the terms of their lease agreement including the House Rules, all monies paid to The Hartman House will be forfeited. Any refunds made will be credited within 30 days electronically to the card or bank account from which they originated. A Refund Notification will be forwarded to the email address that the Registered User (Payee) entered during registration.

Acknowledgement & Acceptance of Terms:

All Internet transactions are final, and are not subject to reversal and/or cancellation. All Internet payment transactions are subject to a Convenience Fee equal to $20.00. This Convenience Fee is disclosed and included in the total payment amount prior to submission of your payment for approval. Note regarding "Save this information" and our "Express Checkout" feature: The Hartman House will not have access to this information. Your bank account and/or card data is encrypted prior to authorization. In exchange, the secure gateway returns a "token" to this payment system which can then be resubmitted with future payments in place of more sensitive information. End-to-End Encryption coupled with Tokenization ensures your data is secure.

By submitting your payment for authorization, you acknowledge acceptance of the terms & conditions as stated herein.
